Trump Towers Riyadh - Everything Confirmed About the Two New Projects Reshaping the Capital

Riyadh moves fast these days. New boulevards carve through the desert, metro lines snake beneath the surface, and cranes stand like sentinels over a city determined to become the Gulf’s next global capital. Into this surge step two Trump-branded developments, both announced in December 2024 by Dar Global, the London-listed developer that has become the Trump Organisation’s primary partner across the region.

Together they represent the most significant Trump presence in any single city outside the United States.

The Two Confirmed Projects

Trump Residential Tower Riyadh

A supertall luxury residential tower located in a prime district still under final site selection (most reports point to the northern corridors near King Abdullah Financial District). The building will feature several hundred ultra-premium apartments and penthouses finished to Trump signature standards: high ceilings, marble entrances, and panoramic views across the capital. Early renderings suggest a sleek, modern silhouette that will rank among Riyadh’s tallest residential structures upon completion.

Trump Golf Community Riyadh

A gated estate built around a championship 18-hole golf course, roughly 200 branded villas, a clubhouse, wellness facilities, and direct fairway access. The layout mirrors the highly successful AIDA project in Oman, which sold out its first villa phase in weeks. The Riyadh site benefits from the kingdom’s growing appetite for integrated lifestyle communities and the rapid expansion of golf tourism under Vision 2030.

Combined development value of the two projects is estimated north of $3 billion, according to Dar Global’s investor presentations.

Timeline and Construction Progress

Official announcement: 11 December 2024

  • Master planning and permitting: completed Q3 2025

  • Groundbreaking (both projects): expected mid-2026

  • First residential deliveries: late 2028 to early 2029

  • Full community handover (golf estate): 2029–2030

These dates align with Riyadh Season expansions, the 2030 Expo bid, and the completion of major infrastructure arteries that will improve access to both sites.

Sales Momentum and Buyer Profile

Dar Global reports strong early interest, mirroring the 70-80% off-plan sell-through achieved by Trump Tower Jeddah within its first year. Primary buyers include:

  • Saudi nationals upgrading from traditional compounds

  • GCC investors diversifying portfolios

  • International high-net-worth individuals seeking branded residences in a market posting consistent 12-15% annual capital appreciation in the luxury segment (Knight Frank Wealth Report 2025)

Average price points are projected at SAR 35,000–45,000 per square metre for tower apartments and SAR 20–30 million per golf villa, placing both developments firmly in the top tier of Riyadh’s current offerings.

    How the Partnership Works

The Trump Organization licenses the brand, enforces design and service standards, and collects upfront fees plus a percentage of sales. Dar Global funds 100% of construction and handles all local approvals. This structure has already delivered over $20 million in licensing revenue to the Trump side from Saudi projects in the past 18 months, with Riyadh’s two developments expected to add significantly to that total once sales close.

Strategic Fit with Vision 2030 and Riyadh’s Growth

Both projects dovetail with stated government priorities:

    • Increasing high-end residential supply in the capital (target: 1 million new units by 2030)

    • Growing leisure and sports tourism (golf visitor numbers rose 300% between 2022 and 2025)

    • Attracting foreign talent and investment through world-class lifestyle offerings

The golf community, in particular, supports the Royal Commission for Riyadh City’s push to develop green corridors and premium recreational space.

    What Happens Next

Site preparation and enabling works are already visible on selected plots. Dar Global plans a formal sales launch for the residential tower in Q1 2026, followed by the golf villas later the same year. Early depositors from the Jeddah projects have been offered priority access, a move that typically accelerates initial take-up.

When complete, the two developments will add more than 1,000 Trump-branded homes and one of only a handful of championship golf courses in the Riyadh metropolitan area.

For a city that has doubled its luxury housing stock in five years and shows no sign of slowing, the arrival of these projects feels less like an surprise and more like the logical next chapter. Riyadh’s skyline is rising quickly. Two of its newest landmarks will soon carry a very familiar name in gold.
